OLD BUSINESS

Discussed topics from the Hillsborough Neighborhood Conference on code enforcement, deed restrictions, taking your community to market etc…  Looking into ways to get our homeowners involved in their community, attend meetings etc.

Front sign lighting- waiting to find out where the easements are to place electric meter and pole.  TECO would run the electric lines under Seffner/Valrico road and estimated cost would be around $70.00.  The meter would be placed where the easement begins/wall.

Checking with code enforcement on tall RV cover that is too close to fence line of neighboring property and height of structure.  Several complaints were made from homeowners regarding this issue as well as another homeowner with livestock in their backyard.

NEW BUSINESS

ARC Rules: Several homeowners painting houses (especially if changing from the original color), adding patios, landscaping, etc. with out ARC approval.  A general letter will be mailed out to all homeowners reminding them to first contact the ARC Board BEFORE starting any painting/landscaping/patios projects.  The ARC has a color chart for homeowners to see for approved color selection.

Past Due Homeowner dues: A final notice will be sent by certified mail to homeowners that have not paid their 2003 homeowners dues.  LHOA will turn over any unpaid dues that were not received within 10 days of receipt of certified letter to the attorney for collection.
