OLD BUSINESS

NEW BUSINESS
The Association sent a
letter to a homeowner on Peachwood requesting them to contact the ARC regarding
the painting of their home. This house was painted without contacting the ARC, and
the painting was incomplete. The Association sent a letter to two homeowners
who are parking vehicles on their lawns. Homeowners are required to only park
on the paved improvements of their lots. See the Declaration of Covenants and
Restrictions for further information. The ARC also pointed out that the County
does not permit residents to park their vehicles on grassy areas.
A discussion ensued regarding the possible combining of the 2 existing Associations that comprise Phase I and Phase II of Lakemont Hills. Homeowners attending tonight’s meeting raised the question of why we cannot simply combine the 2 Associations. Roberto and Scott contributed to the explanation that this had been attempted a number of times over the history of the Lakemont Homeowners Association. The problem we have found is that our attorney has been unable to find the name of the Association that was established by General Homes at the time Phase I of Lakemont Hills was built. We have been unable to find an original homeowner of General Homes constructed homes that could produce upon request the bylaws given them at the closing when they purchased their home. (A search based upon that association could then be done which would then produce the public record of the bylaws recorded by General Homes.) The Association established by General Homes is simply inactive. The Association is in the process of obtaining a new attorney. We will be asking the new attorney to assist us in trying to locate the name of the association that was established by General Homes. Everyone present agreed that it is in the best interest of all homeowners in Lakemont Hills in Phase I and Phase II that all homeowners could have their property values protected by a homeowners association.
Welcome Committee’s Report:
The Welcome Committee is preparing to deliver welcome packages to a couple new homeowners. A discussion began regarding delivering welcome packages to homes that change ownership without the Association being notified. If the Association discovers that a home has changed ownership without the Association being notified, the Association can contact the realtor who sold the home and obtain the name of the Title Insurance Company. The Title Insurance Company which does title searches is required to ensure existing liens or outstanding unpaid dues are paid at closing. The new homeowner can contact the Title Insurance Company and demand payment to satisfy existing obligations against the newly purchased property.
ARC committee’s report:
The ARC has received plans for the remodeling of a home on Sandywood. The ARC is approving these plans for the project to begin.
Landscaping committee’s report:
Pat and Joyce had gone to Lowe’s to see what fencing could be purchased to put around the front entrance lighting. Fencing would protect the lights and also keep the lights from annoying drivers who are turning from Lakemont Hills Blvd. onto Seffner Valrico Rd. Pat indicated that a picket style fence would not protect the lights. She advised the board to put in 2 levels of brick around the sides of the lights. She said blocks similar to those in landscaping use by a Malletwood Dr homeowner would be appropriate. She also advised we get xeroscape plants so they would require little water or maintenance once they are established.
