The Newsletter is now only distributed in one way, via email address.  We are no longer attaching the Newsletter to the mailboxes of those residents not on the e-mail list, since no volunteer has come forward.  If you are a member and would like to volunteer to attach the Newsletter to the mailboxes or if you prefer mail the Newsletter to the addressees.  Of course the LHOA will provide the copies, envelopes, postage etc.  If interested please contact the Lakemont Hills Homeowners Association at P.O. BOARD MEETING MINUTES

December 2, 2003

CALLED TO ORDER:                7:00pm

 

SECRETARIES REPORT:          Minutes approved with changes

 

TREASURY REPORT:              

 

            Starting Balance:     $7, 112.91

          Interest:                           1.27

          Deposits:                       400.00 dues**

          Paid:                               14.80 stamps

          Ending Balance:      $7, 499.38

          **Note: 18 homes in arrears for 2003/2004 LHOA dues.

 

EMAILS: 

 

-         Standards for fencing colors need to be decided.

 

NEWSLETTER:

 

The primary purpose of the Association is to enforce the by-laws and to assist in the appreciation value of the homes in Lakemont Hills.  The following are a sample of specific requirements within Lakemont Homeowners Association:

 

 

-                     The Architectural Review Committee has a series of color swatches that we use to try to keep uniformity within the community.  These color swatches can be viewed by contacting LHOA at the above address or email us.  According to our by-laws—pg. 12, Article V, Section 2a, nothing shall be painted, erected, etc. without prior approval of the ARC.

-                     Boats, RV’s, commercial trucks, out buildings, water softeners, garbage cans or any other like items may not be in general view of the neighborhood. 

-                     Satellite dishes over 24 inches in diameter may not be established.

-                     Parking motor vehicles on the grass is prohibited.  All vehicles should be in your garage or on your driveway (we know if you have company there is limited room and parking in the road for short periods of time is acceptable.)

-                     Lawns must be maintained.  This means regular mowing and trimming.

- LHOA currently has vacant positions available for the 1st VP and vacancies for the ARC as well.  Should a homeowner be interested in any open position, please contact LHOA at P.O. Box 823 Brandon FL 33509-0823 or email us at lakemont_hills@yahoo.com.

- Signage lighting: finalize decision next meeting.

- Fencing emails: Dog barking, incessant barking from dog when outside. Their fence was approved and hopefully the fence will help to buffer the barking dog. Once the fence is erected and no further complaints are received (by at least 2 meeting dates), no further action will be taken.

- Fencing colors: since there were no forwarded records kept from the previous ARC board or the original color swatches kept, we need to find, if possible, the original guidelines set by the builder.

-Next LHOA meeting will be held at one of our member homes at 8:00pm on Tuesday, January 6, 2003.  Location will be posted on the LHOA sign prior to the meeting date. All association and non-association homeowners are greatly encouraged to attend all LHOA meetings, we hope to see you there.

 

OLD BUSINESS:

 

-Front Signage lighting: LHOA is still in the process of seeking additional pricing estimates regarding lighting of the front entrance sign(s).

- ARC committee will enforce ARC rules and homeowners must get prior approval before commencement of their project (painting, fencing, landscaping, pools, additions, etc..). Submit requests to the above LHOA mailing address or email us the requests with “ARC Request” in the email subject line.

 

NEW BUSINESS:

 

-Homeowner name database is completed.
