PET OWNERS:

• A continuously barking dog is a nuisance to your neighbors.  If your pet is on the “nervous” side and tends to bark at every little noise or movement, you may want to consider leaving your pet in your residence when you leave for work, shopping etc. 
• When walking your pet within our community, please be considerate and clean up after your pet.

BOARD MINUTES

November 14, 2003

CALLED TO ORDER:                7:00pm

 

SECRETARIES REPORT:          Minutes approved with changes

 

TREASURY REPORT:              

          Balance:                  $6, 726.44

EMAILS: 

• New fencing (2 requests for ARC approval)
• Complaints of unregistered vehicles and vehicles parked in front of mailboxes.
• Complaints regarding the band playing loudly and language of music.

 

ITEMS FOR NEWSLETTER:

• Purpose of the Home Owner Association

The primary purpose of the Association is to enforce the by-laws and to assist in the appreciation value of the homes in Lakemont Hills.  The following are a sample of specific requirements within Lakemont Homeowners Association:

 

• The Architectural Review Committee has a series of color swatches that we use to try to keep uniformity within the community.  These color swatches can be viewed by contacting LHOA at the above address or email us. 
• According to our by-laws—pg. 12, Article V, Section 2a, nothing shall be painted, erected, etc. without prior approval of the ARC.
• Boats, RV’s, commercial trucks, out buildings, water softeners, garbage cans or any other like items may not be in general view of the neighborhood. 
• Satellite dishes over 24 inches in diameter may not be established.
• Parking motor vehicles on the grass is prohibited.  All vehicles should be in your garage or on your driveway (we know if you have company there is limited room and parking in the road for short periods of time is acceptable.)
• Lawns must be maintained.  This means regular mowing and trimming.

• Letter sent in error

Many homeowners were sent a letter in October 2003 that was suppose to go to non-LHOA homeowners to activate their own association, this letter was sent to you in error.  Several letters were mailed to LHOA about this error.  We want to clarify that you are a member of LHOA and you are responsible for any dues owed to LHOA.  We are sincerely sorry in regards to this error, however it does not release you from your deed restrictions and by-law covenants with the LHOA.

 

• LHOA Board Vacancy

LHOA currently has vacant positions available for the 1^st VP and vacancies for the ARC as well.  Should a homeowner be interested in any open position, please contact LHOA at P.O. Box 823 Brandon FL 33509-0823 or email us at lakemont_hills@yahoo.com.

 

• December 2003 LHOA Board Meeting

Next LHOA meeting will be held at Brandon Community Center located at 510 Sadie at 6:30pm on Tuesday, December 2^nd, 2003.  All association and non-association homeowners are greatly encouraged to attend all LHOA meetings; we hope to see you there.

 

OLD BUSINESS:

o        Front Signage lighting: LHOA is still in the process of seeking additional pricing estimates regarding lighting of the front entrance sign(s).

 

• Home Sales in the Lakemont Hills Subdivision has now placed on the LHOA web site and will continue to be updated as needed.  The updated picture of the front entrance was added to the website as well.

 

• Reminder notices sent for 2003-2004 LHOA dues.

NEW BUSINESS:

• In upcoming Newsletters we will be adding phone numbers of local and county services for our homeowner’s convenience.  For example the sheriff’s office non-emergency phone number etc…

 

• Checks will be mailed back to non-homeowners who sent in LHOA dues due to receiving a statement sent in error.

 

• Discussion of new and existing fencing requirements.  All existing painted fences must be repainted with white paint only.  All new fencing will be natural wood or vinyl, however the wood fencing may be stained in a natural wood color and/or weather coated.
