Monthly Board Meeting Minutes

ARC MEMBERS IN ATTENDANCE:             R. Albarran

TOTAL IN ATTENDANCE:    4 (3 board members, 1 ARC member)

CALLED TO ORDER:             7:13pm
SECRETARY REPORT:          October minutes were read and approved with one change.

TREASURER REPORT:         Treasurer report was read for October.

October beginning balance:     4391.45

Tampa Electric             :             28.39 (-)

Interest:                                        0.70 (+)

October ending balance :        4363.76

Note: we have a 6 month certificate of deposit at the bank for $1000.00 plus interest.

The annual treasurers report detailing 2005 – 2006 is not yet complete.

OLD BUSINESS

The car on Lakemont Hills Blvd appears to have been moved. It is no longer there.

NEW BUSINESS 

The Peachwood house with a large shed in back was reported to code enforcement.

We reviewed our stand regarding ARC issues with outstanding violations. We need to periodically inform homeowners of their responsibilities for gaining project approval through the ARC. This should be done with a quarterly newsletter. This newsletter should contain the ARC form that homeowners can fill out and submit to the ARC for project approval. This newsletter also could be a means for homeowners to share their talents with other homeowners. We want to look into finding software that will help us build a newsletter.

There was a discussion on new attorney. We need no contract to establish our relationship with him.

We need to verify that a letter was sent to notify homeowner at Malletwood of shed built in violation of Declaration of Covenants & Restrictions, without ARC approval.

We need to contact Sandywood homeowner to see if the homeowner could be facing possible hardships, and to assist by proposing a dues payment arrangement.

 Landscaping committee’s report:

Entrance lights were vandalized. A police report was filed. We discussed possibly capping off the light fixtures, refurbishing the sign appearance, and looking into other lighting options.

The date and time for the next meeting was proposed for Dec 4, at 7:00pm in the Brandon Community Center, to later reserved a room.
