Note: We have a certificate of deposit at the bank for $1000.00 plus ongoing interest accrued.

There was a discussion regarding dues payments received for multiple years. Some homeowners have paid multiple years to be current. Two homeowners have each paid for one year and each owed two years of dues. The attorney previously told us we should apply payments received to the oldest year first, then apply additional payments to the next oldest year, and so on. It was decided we would send a thank you to those homeowners who have paid previous years that still owe the current year. One homeowner sent in a one year payment but has an existing lien for unpaid years of dues. It appears the attorney was anticipating this homeowner would fully satisfy the lien due to a letter the attorney drafted. One homeowner paid for one year of dues, but should contact the title insurance company to ensure they pay for previous years dues owed by the previous homeowner, but not paid at closing. 22 of the 99 member homeowners are yet unpaid for the current 2006-2007 period. These dues should have been paid in July or Aug , 2006. Any homeowner who has not yet paid their dues should remit payment to the Association at the PO Box.

Scott is working on an annual treasurer’s report.

The Association is to check for a car on Lakemont Hills Blvd that is parked but has no tag.

 ARC committee’s report:

Roberto and Tom are to meet with a new prospective attorney for the Association next Monday at 9am. Harry also agreed to take part in the meeting. The deed restrictions, articles of incorporation should accompany them to this meeting. We need to get copies of existing homeowners files from the current attorney. We plan on including in our discussion with this prospective attorney our concerns regarding ARC related issues. There was a discussion regarding a Malletwood homeowner’s request for fence and parking alteration. Roberto produced a form he downloaded from the Planning and Growth Management department that can be used to file code violation complaints.

The ARC needs to send a letter to a Malletwood homeowner regarding the painting of their garage door.

The ARC drew up a letter homeowners will be able to fill out and send in to the Association to request approval on their planned projects. We should include this letter with a general ARC letter sent out to all Lakemont Hills member homeowners to remind homeowners of their responsibilities in getting approval through the ARC for changes made to their properties.

It seems advisable that we should send out a periodic newsletter to include an ARC general letter, and community crime information.

Roberto noted that the real estate market is currently slow for sellers in the Tampa Bay area.

 Landscaping committee’s report:

None.

Emails: 

Two homeowners emailed the Association inquiring as to when their dues payments would be deposited. The checks should be deposited on Wednesday of this week.

The date and time and place for the next meeting was later set for Monday, November 13, at 7:00pm. Tom later reserved the Brandon Community Center Game room.
